Renovating Your Apartment

Renovating your apartment within Monument may affect your neighbours, alter the external appearance of the building, or involve unintended alterations to common property.  An Exclusive Use By-Law and/or Executive Committee approval will likely be required before work can begin.

If you are considering any works in your apartment (especially those which alter the external appearance of Monument), please consult by-laws 14 and 15, discuss your plans with the Strata Manager and/or Building Manager, and obtain advice from the Executive Committee before works begin.

Following these simple steps can help the renovation process run more smoothly, and avoid unnecessary disputes.

Please note that your building contractor will require exclusive use of a lift for your renovations.  Lifts must be booked with the Concierge at least 48 hours in advance, but only one booking is permitted per day so it is recommended you organise this as far in advance as possible.

Disposal of white goods, furniture and other large items

White goods, furniture and other large items are not to be left anywhere on Monument common property. Disposing of household goods on Monument common property may result in cleaning fees being charged to the resident. If residents wish to dispose of white goods, furniture and other large items, they must notify the Concierge or Building Manager that they would like a Council collection and place the items outside the garbage room on Sunday night.  The Building Manager will call Council before 1400 on Tuesday to book collection on Wednesday.

Installation of Non-Carpet Floor Coverings

Monument has strict rules regarding non-carpet floor coverings in order to maintain acceptable levels of noise transmission between apartments.  This includes stringent acoustic requirements that exceed the NSW building standards, and compulsory acoustic testing post installation.

All non-carpet floor covering installations must be approved by the Executive Committee before work begins.  Please consult by-law 29 and the Strata Manager and/or Building Manager if you intend on replacing the carpet in your apartment with a non-carpet floor covering.

Window Covering Rules

Due to Monument’s floor-to-ceiling glass design, the types of window coverings allowed within apartments are limited.  Also, those window coverings must be white or off-white in colour when viewed from outside the building.

Window Tinting

Installing window tinting in your apartment is an alteration to common property, and as such your plans must be approved by special resolution at a general meeting of the owners corporation.  The special resolution will require that the final specification be approved by the Executive Committee, and the installation be in keeping with the appearance of the existing window tinting.
